The Hendersonville Planning Commission has recently approved a site plan for a new commercial development at 120 Sanders Ferry Road.

 

This project encompasses two single-story retail buildings facing Sanders Ferry Road and a larger rear building designated as the headquarters for Panera Roofing.

 

As part of the approval process, the commission granted three specific waivers: the use of high-quality architectural metal siding on the rear building, a reduction in the required number of canopy trees, and a slight decrease in the pervious area requirement, contingent upon the incorporation of pervious pavers and additional pervious treatments.

 

These waivers were approved with conditions to ensure the development aligns with the city's aesthetic and environmental standards.

 

Notably, the developer is committed to extending a two-way left-turn lane on Sanders Ferry Road, addressing traffic flow concerns and enhancing safety in the area.

 

This infrastructure improvement aligns with the city's 10-Year Transportation and Capital Improvement Plan, facilitating the initiation of previously identified projects.

 

The property is zoned as General Commercial, a designation updated in 2023 to exclude residential allowances.

 

This strategic zoning change aims to alleviate potential burdens on taxpayers and city infrastructure that residential development might impose.

 

The forthcoming commercial development is anticipated to bolster the local economy by introducing new retail and office spaces, thereby creating job opportunities and expanding services available to Hendersonville residents.

 

Furthermore, the planned infrastructure enhancements are expected to improve traffic conditions and contribute to the overall growth and development of the Sanders Ferry Road area.
